Service Description

Law No. 195-2011, as amended, also known as the “Law of the Right to Protection of the Primary Residence and the Family Home,” recognizes the right of individuals to protect their primary residence as a homestead. A house designated as a homestead is protected from claims by certain types of creditors, as well as from liens, lawsuits, and other property enforcement proceedings. To designate a property as a homestead, it is necessary to go to a Notary Public. This person will prepare a deed, or official document, identifying the property as the homestead. Once prepared, the deed is filed with the Property Registry. Required Documents: a. Title search of the property b. Certification of the property's cadastral number from the Municipal Revenue Collection Center (CRIM) c. Large photo ID Services included: 1. Unlimited consultation on the subject. 2. Preparation of the homestead deed. 3. Follow-up on the process from start to finish. 4. Signing and execution of the public deed for secure homeownership. Note: The $300 fee does NOT include registration of the deed with the Puerto Rico Property Registry. Registration of the deed with the Puerto Rico Property Registry is an additional cost. To reserve your appointment, a non-refundable consultation fee is required. If you retain the notary, this fee will be credited toward the deed registration fee.

Failure to appear for the consultation without prior notice or postponement will result in no refund. 3. If the consultation exceeds 30 minutes, it will not continue until payment is received for the next half-hour period ($75.00 per half hour). 4. Even though we provide you with a legal consultation, we reserve the right to accept your case and represent you. 5. This consultation does not establish an attorney-client relationship. Such a relationship will only be established when: any potential conflicts of interest are reviewed and eliminated; a representation agreement is formalized; and you receive confirmation from one of our attorneys regarding your acceptance of the representation agreement, its scope, and your consent.
